Fee Transparency Guide

Additional Fees & Charges

We want to be fully transparent about the various amounts you will be paying for living in your apartment so that you can make an informed financial decision. This information outlines the recurring monthly costs as well as the one-time payments you may incur in addition to your base monthly rent. Please review this information and reach out to us with any questions.

1. Recurring Monthly Costs

Base Monthly Apartment Rent

Your base monthly apartment rent is the amount stated in your lease.

Additional Monthly Utility Costs

Water, Sewer, Trash & Recycling

‍Water, sewer, trash, and recycling costs are billed monthly through a third-party billing service based on the size of your apartment and the number of residents. Payments are made directly to the landlord. A $5.99 monthly service fee is charged by the third-party provider in addition to utility costs. A $10 administrative fee is charged with both your first and final utility bill.

Electricity

‍Electricity is billed directly by Pepco after you establish an account in your name. You are responsible for all electricity charges used in your apartment. If you do not place electric service in your name before your lease begins, a $50 monthly service fee will apply until the account has been transferred.

Cable & Internet

‍Cable and internet service may be arranged directly with any provider pre-wired for the building. Monthly costs vary depending on the provider and service selected.

2. One-Time Costs

Application Fee

A non-refundable $50 application fee is due with your rental application. Each occupant over the age of 18 must submit a separate application and pay a separate application fee.

Reservation Deposit

A $600 apartment reservation deposit is due with your application. Upon acceptance, this amount will be applied toward the landlord’s $600 administration fee. If your application is not approved, the reservation deposit will be refunded in full.

Required Renter’s Insurance

Renter’s liability insurance with a minimum of $300,000 in coverage is required throughout the term of your lease.

Before moving in, you must provide proof of your renter’s insurance policy, and coverage must remain active throughout your lease term.

If proof of insurance is not provided before move-in, you will automatically be enrolled in ResidentShield (general liability only) and will be responsible for the monthly premium until you provide proof of your own insurance.

If you remain enrolled in ResidentShield, adding personal property coverage is strongly recommended. If your personal renter’s insurance lapses during your lease, the landlord may enroll you in ResidentShield and charge you for the replacement coverage. You may upload proof of your preferred insurance provider at any time.

3. Potential Additional Costs

The following one-time and recurring fees may apply. These charges are current but are subject to change.

  • A termination fee equal to two months’ base rent will apply.
  • You may request that management immediately market your apartment; however, you remain responsible for rent until a new resident occupies the unit.
